The Weekly Housing Numbers
The average 30-year mortgage rate fell by 0.05% from the week previous, according to the Mortgage Bankers Association.
But that hasnāt gotten the housing market unstuck from its winter rut:
ā¬ļø Refis fell by 3.6% week-over-week.
ā¬ļø National home prices rose by 3.9% year-over-year.
š 657K new homes were sold in January, 10% lower than in December.

Down Payments Go Up
According to Redfin, down payments for a typical U.S. home rose in two ways in December:
The average down payment is about $63K, up $4K from this point last year.
Homebuyers are putting down 16% of the homeās price as their down payment, up from 15% last year >> YOU DO NOT NEED 16% DOWN TO PURCHASE A HOME (3-3.5%) <<
Thatās because homes have gotten more expensive and homebuying has gotten more competitive, meaning buyers need more guac to get that dream house.

Housing Slowdown Leads to Discounts
U.S. homes on average sold for nearly 2% less than their listed price in January.
Is that a lot? Yes - thatās the biggest average discount on homes in two years.
Why is it happening? Analysts say itās taking a long time for people to sell their homes, which is giving homebuyers more time to haggle.
The biggest discounts are coming in Florida, where homes in cities like Miami and Tampa are seeing 4% - 5% discounts.

More Sales = Cheaper Homes?
U.S. new home (new construction), sales hit a three-year high in 2024 - and one expert thinks that might lower the price of homes in 2025.
Why? The sales spike might convince companies to build more homes, and more homes on the market could mean cheaper prices. According to Noelle Tassey with Redy...āRight now, the United States is missing about 4.5 million homes,ā says Tassey. āThat inventory shortage has driven up the cost of homes significantly.ā Even more telling from Tassey, āBuyers are incredibly price-sensitive right now,ā says Tassey. āBetween high mortgage rates and elevated inflation, buyers are very aware of how much money theyāre spending.ā LISTEN UP SELLERS!
The market has been trending that way already, with median home prices falling by 5% since reaching an all-time high in 2022.

Blackstone Says Bottoms UP (of course its in their favor)
Commercial real estate has been sluggish since COVID, but now Blackstone is calling a bottom.
āOffice has bottomed, particularly in stronger markets and better-quality buildings,ā Blackstoneās president said.
In other words: Things can only go up from here for commercial real estate.
Office building prices are down more than 50% from their peaks, but as many companies implement return-to-office policies, prices could rebound.
Isnāt that convenient? Blackstone also happens to be the world's largest commercial property owner.

U.S. homeowners have to pay capital gains taxes on homes they sell for over $250K (if single) or $500K (if married).
The law was designed for wealthy homeowners - except now itās affecting middle-class homeowners because houses are a lot more expensive now:
Median home cost in 1997 (the year the law was implemented): $124K
Median home cost in 2025 (the year we are writing this): $419K
That means more Americans are keeping their homes off the market to avoid taxes, which could be hurting the housing supply (and raising home prices).

Renters Rejoice (Unless Youāre In Ohio) - PreFAB is FAB in LA!?
Median rent fell by 1.1% across the U.S. in 2024, lowering housing costs for renters across the nation.
One Exception: The Midwest, where big cities like Cincinnati, Kansas City and Minneapolis all saw their rents go up.
Prefab Is Looking Fab in LA
Many victims of the fires in Los Angeles are looking to rebuild their homes quickly.
The Problem: There arenāt enough contractors and construction workers to handle that demand.
The Solution: Prefab homes - which are premade in factories - might become a luxury option for those who want housing fast.
Local politicians also promise to make it easier to build by waiving permits and certain regulations. We shall see.

Maryland Housing Prices Sliced & Diced!
14.76% of sellers in Maryland's housing market cut the price last month. This is above the long-term norm.
The price cut rate in Maryland's housing market registered 14.76% in December, 2024, based on 2,412 sellers reducing the price on a total of 16,344 listings.
This price cut rate is above the long-term average of 14.66%, indicating that there is some downward pressure on prices from seller behavior.
